Red River Facilities Manager in Claremont, New Hampshire

Red River is looking for an experienced Facilities Manager to assure the effective functioning of our multiple facilities and to provide an efficient and safe working environment for employees and their activities by using best business practices to manage resources, services and processes to meet the needs of the company. Additionally, the successful candidate will take a strategic and thoughtful approach to each location keeping in mind corporate culture while encouraging geographic and work-related distinction. The Facilities Manager will have an important role in future acquisitions and the integration of new people and new physical capital.

  • Plan and coordinate all building-related activities

  • Ensure the upkeep of each facility including daily operations, preventative maintenance, space planning, paint and repairs working closely with Landlords, Property Managers and Building Engineers at each location

  • Direct and support, on-site staff, the upkeep of the office space, equipment and supplies at each location

  • Plan, hire for and manage all facility central services such as reception, security, cleaning, catering, waste disposal and parking

  • Negotiate with outside vendors for services and supplies, preventative maintenance and repairs, establishing MSAs and SLAs as needed

  • Respond quickly to the emergency need for repairs and other consultations to ensure Red River business continuity and minimal disruption to our clients and daily Red River operations

  • Manage and hire (as needed) office managers and office coordinators

  • Prepare and track facility budgets, submit monthly/quarterly forecasts and track TIA deadlines and reimbursements

  • Monitor LL operating expense pass through, recurring rent payments and utility payments

  • Calculate and compare costs for goods and services to maximize cost-effectiveness

  • Look for opportunities to enhance office offerings (ex. conference rooms, employee break areas, common areas)

  • Schedule preventative maintenance, needed repairs, renovation projects, waste reduction and sustainability improvements and safety inspections

  • Prepare RFPs, evaluate proposals from vendors to determine whether they meet cost and technical requirements

  • Ensure that security systems are effective for each location

  • Preserve the good condition of facilities and ensure their compliance with health and safety standard

  • Communicate the need for equipment repairs or upgrades to the management team

  • Implement best practice processes across offices to increase efficiency

  • Ensures working utilities and building functions

  • Lead the safety committee and communicate with staff on safety policy

  • Experience with the security and maintenance of large facilities

  • Knowledge of contracting, procurement, and proposal processes

  • Background in real estate, leasing and/or property management preferred

  • Good analytical thinking and organizational skills

  • Experience communicating with and presenting information to all levels of management

  • Excellent verbal and written communication skills

  • Knowledge of appropriate software, equipment and security systems

  • Working knowledge of principles and practices of project management

  • Working knowledge of principles and practices of business administration

  • Working knowledge of financial principles and practices

  • Working knowledge of human resource management principles and practices
