Under the direction of the Projects Director this individual is responsible for the overall management of construction project(s). This individual is ultimately responsible for the financial performance of the project, accountable for the profit/loss realized on the project.
This position is a virtual/work from home position with 80% travel throughout the US

ESSENTIAL DUTIES AND RESPONSIBILITIES
Coordinate the interrelating activities of subcontractor, suppliers, vendors and customers.
Coordinates design and engineering efforts; monitors and reports on financial status of the project(s) and is responsible for subcontract and contract administration.
Responsible for estimating efforts relative to the project(s).
Responsible to support Business Development and Design Development Managers for entire proposal preparation effort.
Develops job progress schedule to ensure that actual construction parallels with the schedule.
Purchases and monitors the delivery of all needed material for the project(s) ensuring optimum prices, quality and conformance to specifications and requirements.
Negotiates contracts with subcontractor and vendors for various trades, ensuring that all phases of the work are encompassed and that a clear definition of work responsibility is defined.
Reviews and approves subcontractor and vendor payment requests. Issues changes in the work to receive process from subcontractor in a timely fashion.
Works with Design Development Manager and manufacturing engineering manager to ensure project(s) is/are designed, procured and constructed within the boundaries of operating guidelines, while conforming to technical requirements for Johnson Controls and ensuring customer satisfaction.
Visit job site(s) as needed to review progress and quality of work.
Prepares various reports to successfully manage the project(s), such as monthly red files, progress analysis/schedules, billings and status reports. Organizes and maintains job files to ensure continuity of work flow. Submits verbal and written reports on project status to management and customer.
Promotes and implement Safety Program & QMS.
Issues appropriate change orders to subcontractor and customers.
Reviews shop drawings and submittals to ensure compliance with scope of work.
May supervise Project Manager(s), Project Engineers and Site Managers. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include training employees, planning, assigning, and directing work; addressing complaints and resolving problems.
EDUCATION and/or EXPERIENCE- Bachelor’s degree from four year college or university; or minimum ten years related experience and/or training: or equivalent combination of education and experience. Demonstrated construction management experience and knowledge of buildings & systems required. Demonstrated strong written, verbal, and analytical skills with the ability to interact effectively with all levels of employees, customers and management. Travel will be required- 80%
LANGUAGE SKILLS- Ability to read, analyze and interpret general business periodicals, professional journals, technical publications or government regulations. Ability to write reports and business correspondence; ability to effectively present information and respond to questions from employees, managers, clients, customers and general public. Must have the ability to develop, interpret and understand complex financial information.
MATHEMATICAL SKILLS- Must have basic business mathematical skills, including ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
REASONING ABILITY- Ability to solve practical problems and deal with variety of variables. Ability to interpret a variety of instruction furnished in written, oral, or other forms.
CERTIFICATES, LICENCES, REGISTRATIONS- LEED Green Associate, OSHA 30 and PMP Certification.
PHYSICAL DEMANDS- The physical demand described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this position, the employee is frequently required to stand, walk, sit, use hands, reach with hands or arms and talk to hear. They are regularly required to climb or balance, stoop, kneel, or crouch. Must frequently lift and/or move up to 25 lbs. Specific vision abilities include accurate near and distant vision.
WORK ENVIRONMENT- Frequently in a normal office environment where noise level is moderate and temperature/humidity is controlled. Occasionally exposed to wet and/or humid condition, moving mechanical parts, and outside weather condition. May be exposed to high, precarious places, fumes or airborne particles, extreme cold and/or heat, risk of electrical shock, explosives and vibrations. Noise level on the job site is normally moderate to loud.
OTHER SKILLS AND ABILITIES- Must possess intermediate to advanced computer skills including the ability to utilize Microsoft Office products including MS Work, MS Excel, MS PowerPoint, MS Project and e-mail applications. Also basic skills in AutoCad.
