The purpose of this position is to plan, direct and coordinate all aspects of a project from planning stage through transition to post project support with focus on working within predetermined estimates and timelines. Controls the flow of information on each project to ensure the owner, construction manager, architect, subcontractors and company personnel understand the quality and schedule requirements of the project.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Manages the coordination and overall integration of technical activities in projects which will include directing team members, subcontractors and vendors to ensure clear understanding of scope, timelines and budget requirements.
Makes or enforces required decisions to ensure objectives are met.
Directs, reviews or approves project design drawings/changes and review with team members and subcontractors to ensure all responsible parties have a clear understanding of proper installation requirements.
Maintains project budget and prepares change orders throughout project when necessary for any additional work.
Creates project planning documents and update during the life cycle of the project using MS Project. Monitors all projects to ensure compliance with contract documents.
Works in conjunction with VP of Operations while utilizing MS Project in scheduling internal resources and subcontractors.
Works in conjunction with Project Administrator to coordinate all paperwork and documentation required for each project including Schedules of Values, AIA documents, pay applications, change orders and subcontractor contracts.
Attends weekly on-site job progress meetings as required and compiles meeting notes for distribution to team members as needed.
Continuously identifies areas needing improvement and implement changes to increase effectiveness and productivity. Assists in developing and documenting standards of operation.
Identifies new business opportunities through add-on sales, organizational memberships, industry publications and other means of remaining abreast of industry changes.
Works in conjunction with the sales team to follow up on sales leads within practice. Assists in the identification of strategic accounts. Achieves “add on” revenue goals.
Other duties may be assigned.
Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
Senior Project Manager will be responsible for mentoring Project Managers.

EDUCATION and EXPERIENCE- Bachelor’s degree in Business Management or Project Management and four years’ experience in construction/related industries or six years’ related experience if only meeting the Required Education Requirement. Previous Project and Risk Management experience as it relates to the construction industry and contract award and execution.
CERTIFICATES and/or LICENSES- A valid driver’s license with a good driving record for applicable vehicles, without restrictions, or limiting conditions. (Corrective lenses permitted)
COMMUNICATION SKILLS- Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action. Communicate frequently and effectively with owners, construction managers, architects and other team members. Facilitate internal training classes as requested.
FINANCIAL KNOWLEDGE- Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.
REASONING ABILITY- Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
OTHER SKILLS and/or ABILITIES- Able to read and understand HVAC/R and process mechanical drawings, wiring diagram, schematics, etc. Be familiar with HVAC applications, system engineering, and system design. Must possess a thorough knowledge of the use, setup, and operation of Windows-based computers. Must possess knowledge of MS-Office and MS-Project software. Must possess a good working knowledge of communication networks including device-bus level protocols as well as Ethernet networks and related equipment. Ability to work closely with customers to verify and commission mechanical systems of all types.
